WHEN TO SCHEDULE PREVENTIVE MAINTENANCE
Heating & Cooling

Schedule a service appointment in the spring and fall to prepare for both heating and cooling season.
Air Conditioner
1X EACH YEAR
Service your air conditioner in late winter or early spring, before cooling season.
Furnace

Schedule an appointment in late summer or early fall, before heating season.
PREVENTIVE MAINTENANCE SEASONAL CHECKLIST
Keep your heating and cooling system running smooth by following these maintenance tips and scheduling regular service checkups before heating and cooling season. Your system will last longer and run more efficiently if cared for properly.
- Residential Scheduled HVAC Maintenance:
1. Run Test Unit for immediate obvious issues. Temperature Split - Clear Drain Line with CO2. Inspect drain pipes for leaks, proper configuration, P trap, Venting and insulation
- Inspect, clean, and clear primary drain pan and drain outlet. Vacuum pan and piping and clear with CO2
- Test Drain Safety switch for proper wiring and system shut down if water detected. Test any secondary drain switches
- Inspect and Clean Condenser Section of sand, dirt and debris. Wash coil with fresh water and mild detergent when available
- Inspect Evaporator Coil. Treat with self rinsing coil cleaner for routine scheduled maintenance application
- Inspect, tighten, Repair Low and/or high voltage connections
- Access and inspect physical condition of compressor terminal connections
- Measure refrigerant charge utilizing pressure and/or temperature gauges. Notate Line temperatures, Superheat and Sub Cooling
- Refrigerant leak search utilizing electronic detection
- Measure and Notate electric motor amps for CFM, EFM, Compressor. Compare to actual Ratings for proper operation
- Inspect Supply and Return air ducts for overall condition and seal
- Measure system performance Delta T and notate readings
- Measure system Total external static pressure and notate readings
- For heating season see items for heat pump, gas, or electric system testing
- Heating System Tests
a. Measure Electric heat amps and calculate KW with Formula
Volts X Amps = Watts Compare to Data Plate.
b. Heat Pump Reversing Valve Test for heating system changeover.
Measure valve performance and leakage through valve seals. Allow 3 degrees of temperature gain bewteen suction pipes and discharge pipes.
c. Gas Furnace Inspection and Test Fire Burners. Adjust air intake as needed. Inspect combustion make up air pipes, dampers, and/or louvers as applicable.
d. Gas Furnace. Inspect Flue pipe connections and termination through walls, ceiling and roof top. Inspect flue pipe rain cap.
e. Inspect and test Smoke Detectors and CO Detectors. Replace batteries as applicable.
MONTHLY HVAC MAINTENANCE TASKS
Here are a few tasks that you can do regularly to help your system run efficiently all year long.
• Inspect the return air filter every month and replace it as needed.
• Keep vegetation 18 inches away from each side of the outdoor unit.
• Clean debris away from the compressor to maintain proper airflow.
• Tell your technician if you hear any unusual noises.

• Lock the windows to reduce the warm air escaping your home.
